Tile Roof Types

A common type of roofing materials would be Concrete tile roofs.  These tiles come in three basic shapes or styles. Flat tile, a very curved “S” tile, and the one with three small hump or curves called Low rise.

The installation method for all is similar but the roof repair techniques necessary to repair a roof leak will be different.

One thing is for sure.  If the roofing and water proofing is not perfectly done around your leaking chimney, chances are it will leak again.

The roofer must be very experienced in flashing fabrication and the proper use of ice and water shield to make your repair last a long time.

Orange County Leaking Chimney Repair Failure

The most common short cut we see when fixing a chimney that had been previously repaired is when the roofer does not remove the old felt paper.  Instead, the roofer chooses to remove a few tiles and throw down some underlayment right over the old underlayment or roofing felt.

The result is often rotten felt that should have been removed stays under the new felt and continues to leak and rot.  Furthermore, this will cause additional decking repairs that could not have been done because the felt was gone over instead of doing the repair properly by removing the old and rotten roofing felt.

Leaking chimney repair short cuts:

  • Not removing the old felt
  • Reusing old flashing
  • Not using a premium ice and water shield
  • Using synthetic roofing felt to tie into asphalt-based roofing felt (really bad idea)
  • Not removing dry rot under the damaged felt
  • Not checking the deck and making sure the old nail is not popped up.  If so, these need to be hammered down and are often a cause of the roof leak itself.
  • Not find the leak source and photograph it for you.

Tile roof leak repairs may sound quick and easy but often they are not.  They are laborious and time consuming.  If certain steps and precautions are not taken, they will most certainly need to be fixed again.  Furthermore, fixing a roof leak more than once is always the most expensive and inefficient way to deal with roof leaks.
